The Illawarra’s position as a primary residential powerhouse has hit a half-billion-dollar milestone.

Global developer Sekisui House Australia has officially pulled back the curtain on its $520 million master-planned community, Cascadia Calderwood.

The 36-hectare development marks the local debut of the developer’s premium “SHAWOOD” home — a specialised housing brand underpinned by a proprietary construction model known to produce high levels of precision and quality.

It comes just in time as the Illawarra cements its position as one of the South Coast’s fastest-growing residential corridors, with the region’s population expected to soar past 540,000 by 2041.

Calderwood is at the centre of this shift, with buyer demand surging 68 per cent year-on-year.

Cascadia will deliver 455 vacant land and completed SHAWOOD homes alongside more than 12,000 sqm of parklands and green open space, and a network of walking and cycling paths.

The masterplan considers major infrastructure investment already in play, including upgrades to the Princes Highway and Albion Park Rail bypass, planned schools, retail centres and transport links connecting to Wollongong and Greater Sydney, including the future Western Sydney Airport.

More than 100 prospective buyers and stakeholders turned out for the Cascadia launch this month — a turnout that Sekisui House Australia sales and marketing director Craig Barnes says confirms a strong local appetite for the SHAWOOD brand’s Illawarra debut.

“The event attracted a diverse mix of attendees, including young families, downsizers, prospective purchasers and existing Sekisui House and SHAWOOD customers, reflecting broad appeal across multiple buyer groups,” he said.

“Notably, one current SHAWOOD homeowner attended with their daughter to introduce her to the community and encourage her to purchase within the development, highlighting the confidence existing customers have in both the brand and product offering.”

The demand is largely driven by affordability, luring first home buyers, upsizers and regional movers away from big cities in search of lifestyle-led living that combines premium homes with access to nature and proximity to key employment hubs, including Wollongong.

The median house price in Calderwood is $1,055,000, compared to Greater Sydney’s $1.76 million median.

But price isn’t the only driving factor behind the high-tech Japanese building brand’s investment in the region.

The Sekisui House’s ‘Satoyama’ philosophy of harmony between people, homes and the natural environment is well positioned against the dramatic backdrop of the Illawarra escarpment and pristine coastline.

The master-planned community leans into this, with tree-lined streets, generous green corridors and interconnected open spaces woven throughout the neighbourhood, encouraging walkability, community interaction and connection to the landscape.

In addition, the SHAWOOD construction model also allows for large uninterrupted spans that can create double-height voids and generous space to optimise views, light and function.

Several SHAWOOD display homes are now open, providing the local community and prospective buyers with a first-hand look. For more information or to enquire, visit Cascadia.
