It came as no surprise to First National Real Estate Bowral agent Reece Woods when enquiries about 164 Princes Highway, Kiama Heights started coming in hot and fast moments after it hit the market.

Aptly named “The Hill”, the sympathetically restored 1800s cottage nestled on more than 44 hectares of supremely private, pristine land is a rarity for a few reasons.

“People are, of course, drawn to this property for its size and location,” Reece says. “It has an ‘English country farm by the sea’ feel — two vibes that are usually mutually exclusive. Properties like this are typically held within families for generations.”

In its 160 years The Hill has been cherished by only four families, the current one having lovingly restored the cottage to turnkey status and, importantly, secured development approval for a new build atop the hill, ensuring breathtaking views from every window.

“Most inquiries are coming from people who would build and live in a new residence and turn the cottage into a farm manager’s residence or guest accommodation,” Reece says. “It’s a huge drawcard, because you have this beautiful quaint 1800s cottage where nothing needs to be done, but it retains all its old-world charm.”

Being on the east coast, the cottage itself takes in sunrise views over the ocean from every room.

“The property captures 270-degree coastal vistas so you can literally hear, taste and smell the ocean right from your doorstep,” Reece says.

“As you wander around the farm itself, that opens up different views. On one side you see all the way to Wollongong and on the southern end, you see past Seven Mile Beach in Gerringong and through to Berry.

“On the other side of the property it’s all rolling green pastures. There’s a beautiful old convict-built stone wall and enormous old fig trees on the property. It all adds to an emotional pull.”

Featuring beautiful ironbark floors and red cedar internal cladding, the charming two-bedroom cottage includes a studio (with a fireplace) that can easily be used as a third bedroom.

With a large country-style Smeg freestanding oven, double sink, dishwasher and Caesarstone benchtops, the renovated kitchen is the home cook’s delight.

The spacious lounge room with its impressively high ceilings and fireplace tucked into one corner is the ideal space to entertain guests indoors or simply curl up with a good book by the fire.

This space invites you to the north-facing verandah, where you can enjoy your morning coffee or afternoon wine with ocean views.

“The different spaces in the home allow for diverse experiences,” Reece says. “A lot of inquiries have come from people looking for a weekender but this home could easily be a relocation plan for someone who has farmed in the past, and is now looking for a sea change.”

Modern amenities include ample fresh water, mains power, landline phone capability and fixed wireless NBN.

The property also includes a 15 x 8-metre workshop with three-phase power, an 8 x 6-metre machinery shed, a 10 x 20-metre machinery shed, a 15-cow dairy with new vet crush, about 85 arable acres, pasture-improved paddocks, and a 25-metre bore suitable for fresh drinking water (spring water). Two permanent spring-fed creeks and two major waterfalls are located on the land.

Expressions of interest are open, and it is believed the property will attract offers in the vicinity of $11 million.

Despite its secluded setting, The Hill is perfectly located for both escape and connection, just a five-minute drive to the historic villages of Kiama and Gerringong, with easy access to Sydney and Sydney International Airport just 90 minutes away.
