Number 70 Charles Avenue, Minnamurra is a home rich in draw cards, but McGoldrick Estate Agents’ Rhiannan Harvey doesn’t need to think too hard about her favourite.

“You walk through the front door and down to the kitchen and you’re literally standing on the Minnamurra River,” she says. “The views are absolutely beautiful.”

Sweeping views across the Minnamurra River and waterfront reserve to the coastline are not the only benefit of its position on a 556 sqm block in a tightly held, reserve-front position.

The river is a great spot for stand-up paddleboarding, fishing and kayaking. It runs all the way to Minnamurra Beach, also known as Mystics Beach – a favourite with locals.

“At low tide, you can jump in the river, swim across to the sandbank halfway, then swim to the other side and you’re at Mystics Beach,” Rhiannan says. “Depending on the tides, I imagine you could jet ski there.”

Supreme location aside, the home itself stands apart.

Designed by architects Dayne Van Bree and John Pegrum and built about 20 years ago, the home is set across two spacious levels and boasts a layout made for real family life and entertaining at its best.

The configuration – five bedrooms, four with an ensuite plus a main bathroom – and multiple living zones across two levels, including upstairs study/living, lends itself to multigenerational living, among other things.

“That configuration with four ensuites and a main bathroom to five bedrooms means the whole family can get together under one roof and yet enjoy the privacy of having a bathroom to themselves,” Rhiannan points out. “It also means it could be a great investment property for those looking at properties for the short let market.”

River bank

A few steps from the deck takes you to the picturesque banks of Minnamurra River.

The heart of the home is found downstairs: a generous kitchen, dining and lounge zone where a fireplace creates a cosy spot for a winter beverage.

This in turn flows seamlessly through stackable bi-fold glass doors to an enchanting al fresco space looking straight out to the river.

“I can picture the new owners setting some bottles of wine and cheese platters on the table, sitting in the shade and listening to the gentle lap of the river on the bank, or the sounds of the kids having a splash in the water,” Rhiannan says.

“This home has been a hub for the family, central to their story. It was mum and dad’s home, then grandma and grandpa’s home.

“On school holidays, this is the home the grandkids come to. The water is just there, but you can also walk to Jones Beach, the local fish and chip shop, the cafe down the road or the golf course.

“Over the years it’s hosted whole-family gatherings. It’s been the spot for Christmas lunch, where a close-knit family can sit out back and share a meal, go for a dip in the river and come back for a rest. It’s the backdrop for an idyllic childhood.”

Upstairs reveals a second living and study retreat, alongside a rumpus complete with a built-in bar and balcony — an ideal perch for afternoon drinks with a view.

Freshly updated with interior and exterior paint and new carpet, the home balances comfort and efficiency with underfloor heating in the living room and select bathrooms, plus solar panels to help keep running costs down.

Other useful features include the double lock-up garage and an additional secure carport, with plenty of room for extra vehicles, a boat or even a caravan.

A hidden enclave nestled between Kiama and Shellharbour, this tightly held Minnamurra pocket offers a family lifestyle straight from a dream.

“This is the kind of neighbourhood where children play outside, screen doors are left open to neighbours and kids ride their bikes after school, grab some hot chips and enjoy them with mates on the river,” Rhiannan says.
